Five Ecofriendly Upgrades that Boost Home Values

As sustainability and a greener tomorrow become a priority for homeowners and buyers, eco-friendly upgrades are a smart investment. They reduce your carbon footprint, cut energy costs, and increase property values. In fact, according to government-sponsored Freddie Mac, homes with green upgrades sell for 2.7 % more than other homes. So, whether you’re planning to sell or want to lower your utility bills, making green home improvements pays off. 

 While there is no question that solar panels can reduce your energy bill, increase your home value, and help the environment, they also require a significant upfront investment and have a long payback period.  

Here are five other upgrades with a lower price tag and a boon for the environment that are known to increase the value of your home: 

  • Energy-efficient windows and doors – Traditional doors and windows let in heat in summer and let heat out in winter. Upgrading them will keep your home comfortable all year without overworking your HVAC system – and, they can boost your home value by up to 30%, according to the U.S. Department of Energy.  

  • Smart home energy systems – Installing smart thermostats, energy monitors, and smart lighting can lower energy costs by up to 23% annually. Smart thermostats adjust temperature based on occupancy. Energy monitor systems provide real-time energy consumption insights – and LED lighting uses 75% less energy and lasts 25 times longer than traditional bulbs. 

  • Water-saving upgrades – The average U.S. household wastes 10,000 gallons of water per year. Water-saving upgrades such as low-flow toilets, rainwater collection systems, and smart irrigation systems reduce utility bills while conserving a vital natural resource. A low-flow toilet, for example, uses less than half the water used by a traditional toilet.   

  • Home insulation – Added insulation can keep heat from entering or leaving your home. It will cost between $1.50 and $3 per square foot, but it can add between 2-6% to your home’s value. 

  • Green roofing solutions – Cool roofs, such as terracotta/clay, reflect sunlight and absorb less heat. They can reduce energy costs by up to 30% while providing a 50-80% return on investment, depending on materials and location.
